Warmbrodt Hotel Investments Announces the Sale of the Hilton Garden Inn Kansas City, Kansas

WHI announced today they closed the sale of the Hilton Garden Inn Kansas City, Kansas. WHI was the exclusive adviser on behalf of the seller, KCK Hotel Group, LLC.  The seller was a public/private partnership between the Unified Government of Wyandotte County/Kansas City, Kansas and a local investment group.  The property was sold to an affiliate of Fairwood Capital and HP Hotels has assumed the management of the hotel. The purchaser plans to renovate the guest room bathrooms.

“This property was received very well by the national, regional and local investor community and the results for the seller were excellent.  The transaction accomplished separating the adjacent Reardon Center from the hotel’s operations, which allowed the Unified Government to enter into a new lease with Kansas City’s largest caterer, Brancato’s Catering.  Because of the complexity of the transaction, all parties involved were patient and worked together to bring this to a close”, said Herb Warmbrodt, President of WHI.

The 147-room, six-story, interior-corridor property is a modern prototype building located in central Kansas City, Kansas.  Each room contains a 37-inch, LCD television, MP3-compatible  alarm clock, coffee marker, refrigerator and microwave.

Kansas City, Kansas is directly west of downtown Kansas City, MO and is part of the greater Kansas City, MO MSA.  The property is only 20 minutes from the Kansas City International Airport and is proximate to restaurants, recreational facilities, casinos and a number of corporations including General Motors, VVF, Ltd. and Keebler Associated Wholesale Grocers.

Warmbrodt Hotel Investments (WHI) announced today they closed the sale of Red Roof Inn Benton Harbor-St. Joseph in Michigan. WHI was the exclusive adviser on behalf of the seller. The property was sold to an institutional investor at an undisclosed price.  The purchaser plans renovations to the guest rooms and public spaces.

“The regional buyer is an experienced Red Roof franchisee who has done well with their operations and growth. The corporate disposition received strong pricing in an improving Michigan market,” commented Zane Varvel, Vice President of WHI.

The 108-room Red Roof Inn is only 8 miles from beautiful Lake Michigan, and conveniently located off of I-94 on the Historic Michigan Wine Trail.  The hotel offers free WiFi and a flat screen TV in all guestrooms. Warmbrodt Hotel Investments and Ten-X Close Three Holiday Inn Properties: Billings, Montana / Cheyenne, Wyoming / Fresno, California

Warmbrodt Hotel Investments (“WHI”) and Ten-X, announced today the sale of three full-service Holiday Inn hotels.  The properties are located in Billings, MT, Cheyenne, WY and Fresno, CA.  The hotels were owned by an affiliate with TPG and sold for an undisclosed amount.  The listing price was $28,500,000.  Billings and Cheyenne were sold to an institutional investor, while Fresno was sold to a San Francisco based investor.

“This was our first transaction using the Ten-X auction platform, and both our client and our team were very impressed with the pricing of the portfolio, as well as the process with Ten-X,” said Herb Warmbrodt, founder and President of WHI.

Holiday Inn The Grand Montana -Billings is a full-service, 316-room hotel consisting of a seven-story tower, a two-story building and a Convention Center.  The hotel is conveniently located off I-90, just a few hours from Yellowstone National Park and the Little Big Horn Battlefield.

The Holiday Inn Cheyenne-I-80 is a full-service, 245-room hotel consisting of six floors.  The hotel is located only 1.5 miles from downtown Cheyenne, home to the world’s largest outdoor rodeo, the Cheyenne Frontier Days and the State Capitol of Wyoming.

Warmbrodt Hotel Investments (WHI) announced today they closed the sale of Super 8 Lincoln Cornhusker HIghway in Nebraska. WHI was the exclusive adviser on behalf of the seller. The property was sold to an institutional investor at an undisclosed price.  The purchaser plans renovations to the guest rooms and public spaces.

Warmbrodt Hotel Investments Announces the Sale of the Holiday Inn Joplin, MO

Warmbrodt Hotel Investments (WHI) announced today they closed the sale of the Holiday Inn Joplin, MO. WHI was the exclusive adviser on behalf of the New York based institutional seller. The property was sold to Conor Acquisitions Group at an undisclosed price and will be converted to a DoubleTree Hotel after completion of the planned $6 million renovation during the next twelve months. Hotel Equities was selected by Conor to manage the hotel and oversee the renovation.

“This was an extraordinarily complicated transaction involving patience by both Purchaser and Seller as the conversion process was finalized with Hilton,” said Herb Warmbrodt, President of WHI. “The conversion allowed us to enhance pricing for the Seller as well as create additional upside for the Purchaser with the DoubleTree brand. The hotel will be the best in class in Joplin after a renovation that will reduce the key count to 185 rooms.”

The Holiday Inn Joplin is a full-service, interior corridor, atrium design hotel with a two-story and five-story tower. It is comprised of 262 guestrooms, six of which are suites. The property features a fitness center, indoor pool, outdoor pool, whirlpool, onsite spa facilities, restaurant and lounge, business center and approximately 15,000 square feet of flexible meeting space.

Warmbrodt Hotel Investments (WHI) announced today they closed the sale of Sleep Inn & Suites Airport, Omaha, NE. WHI was the exclusive adviser on behalf of the institutional seller. The property was sold to a local buyer at an undisclosed price.

The Holiday Inn Fort Smith-City Center is a full-service, nine-story, interior-corridor, atrium design hotel. It is comprised of 255 guest rooms, 56 of which are suites. Facilities include a fitness center, an indoor pool, restaurant, lounge and up to 15,000 square feet of meeting space.

Warmbrodt Hotel Investments Announces Sale of the Ramada Inn & Conference Center Hutchinson, KS

Warmbrodt Hotel Investments (WHI) announced today they closed the sale of the Ramada Inn & Conference Center in Hutchinson, KS.  The property was in receivership and sold to a regional full service hotel investor for an undisclosed price.  The purchaser will renovate the property with significant upgrades.

The hotel and Conference Center is a 215 guestroom, two-story, full-service hotel built in 1977.  It features nine meeting/banquet rooms, 6,000 square feet atrium area and Grand Slam Sport Bar.  The Conference Center is the largest in the area and can service small business meetings to national trade shows with banquet seating up to 1,200 and theater seating up to 2,100.  Hutchinson is just 44 miles from Wichita. Hutchinson Municipal Airport is two miles from the hotel.

“Cooperation by the receiver, lender, and buyer helped overcome the challenges of the property,” commented Zane Varvel, Vice President of WHI.  “The property performed consistently over the past several years, with new ownership investing significantly to enhance the hotel’s presence in the Hutchinson community.”
