HOTEL MANAGEMENT: Hotel companies adapt to changing investment environment

As the end of second quarter approaches, it’s increasingly apparent that the hotel lending landscape has become more complex in 2016. In fact, EY’s “Global Hospitality Insights: Top 10 Thoughts for 2016” is proving an apt assessment of the current lending environment, particularly as it pertains to commercial mortgage-backed securities. CMBSes started to trend downward in the final quarter of last year due to widening spreads and increased regulation, despite having been the largest source of debt for the U.S. hotel sector recently, comprising 39 percent of originations in 2015, according to EY.

Nevertheless, EY forecasted global hospitality investment to “remain favorable in 2016, buoyed by the continued expansion of equity, debt and emerging financing platforms.”

Strong Interest

According to Herb Warmbrodt, president of Warmbrodt Hotel Investments, the number of buyers interested in investing in hospitality remains ample, from his perspective. “Now the issue is becoming the disconnect between the ask and the bid,” he said. “Metrics are showing slower growth, particularly in [revenue per available room]… and so there is the concern on the investment side that we’re pushing to a peak.”

He went on to say that sellers are not necessarily factoring in the changing metrics as they hope to sell on lower cap rates while lenders are pushing up rates and thus, adversely affecting the cap rates at which properties sell.

Warmbrodt Hotel Investments Announces the Sale of the Hilton Garden Inn Kansas City, Kansas

WHI announced today they closed the sale of the Hilton Garden Inn Kansas City, Kansas. WHI was the exclusive adviser on behalf of the seller, KCK Hotel Group, LLC.  The seller was a public/private partnership between the Unified Government of Wyandotte County/Kansas City, Kansas and a local investment group.  The property was sold to an affiliate of Fairwood Capital and HP Hotels has assumed the management of the hotel. The purchaser plans to renovate the guest room bathrooms.

“This property was received very well by the national, regional and local investor community and the results for the seller were excellent.  The transaction accomplished separating the adjacent Reardon Center from the hotel’s operations, which allowed the Unified Government to enter into a new lease with Kansas City’s largest caterer, Brancato’s Catering.  Because of the complexity of the transaction, all parties involved were patient and worked together to bring this to a close”, said Herb Warmbrodt, President of WHI.

The 147-room, six-story, interior-corridor property is a modern prototype building located in central Kansas City, Kansas.  Each room contains a 37-inch, LCD television, MP3-compatible  alarm clock, coffee marker, refrigerator and microwave.

Kansas City, Kansas is directly west of downtown Kansas City, MO and is part of the greater Kansas City, MO MSA.  The property is only 20 minutes from the Kansas City International Airport and is proximate to restaurants, recreational facilities, casinos and a number of corporations including General Motors, VVF, Ltd. and Keebler Associated Wholesale Grocers.

Warmbrodt Hotel Investments (WHI) announced today they closed the sale of Red Roof Inn Benton Harbor-St. Joseph in Michigan. WHI was the exclusive adviser on behalf of the seller. The property was sold to an institutional investor at an undisclosed price.  The purchaser plans renovations to the guest rooms and public spaces.

“The regional buyer is an experienced Red Roof franchisee who has done well with their operations and growth. The corporate disposition received strong pricing in an improving Michigan market,” commented Zane Varvel, Vice President of WHI.
