Warmbrodt Hotel Investments Announces the Sale of the Holiday Inn Joplin, MO

Warmbrodt Hotel Investments (WHI) announced today they closed the sale of the Holiday Inn Joplin, MO. WHI was the exclusive adviser on behalf of the New York based institutional seller. The property was sold to Conor Acquisitions Group at an undisclosed price and will be converted to a DoubleTree Hotel after completion of the planned $6 million renovation during the next twelve months. Hotel Equities was selected by Conor to manage the hotel and oversee the renovation.

“This was an extraordinarily complicated transaction involving patience by both Purchaser and Seller as the conversion process was finalized with Hilton,” said Herb Warmbrodt, President of WHI. “The conversion allowed us to enhance pricing for the Seller as well as create additional upside for the Purchaser with the DoubleTree brand. The hotel will be the best in class in Joplin after a renovation that will reduce the key count to 185 rooms.”

The Holiday Inn Joplin is a full-service, interior corridor, atrium design hotel with a two-story and five-story tower. It is comprised of 262 guestrooms, six of which are suites. The property features a fitness center, indoor pool, outdoor pool, whirlpool, onsite spa facilities, restaurant and lounge, business center and approximately 15,000 square feet of flexible meeting space.

Warmbrodt Hotel Investments (WHI) announced today they closed the sale of Sleep Inn & Suites Airport, Omaha, NE. WHI was the exclusive adviser on behalf of the institutional seller. The property was sold to a local buyer at an undisclosed price.

“Airport markets across the country have had steady performance throughout the cycle,” said Zane Varvel, Vice President and head of Warmbrodt’s Chicago office. “The stability of Omaha and proximity to downtown also contributed to desirability of this asset. The smooth transaction met goals of both seller and buyer, using regional lending with an SBA component.”

The Sleep Inn & Suites Airport Omaha is a 90-room, interior-corridor, two-story hotel built in 1990. Warmbrodt Hotel Investments (WHI) announced today they closed the sale of Holiday Inn Fort Smith-City Center in Arkansas. WHI was the exclusive adviser on behalf of the seller. The property was sold to an institutional investor at an undisclosed price. The purchaser plans renovations to the guest rooms and public spaces.

The Holiday Inn Fort Smith-City Center is a full-service, nine-story, interior-corridor, atrium design hotel. It is comprised of 255 guest rooms, 56 of which are suites. Facilities include a fitness center, an indoor pool, restaurant, lounge and up to 15,000 square feet of meeting space.

“This buyer has an excellent background in full-service renovation and repositioning. We expect to see solid performance for this property going forward, either as another national franchise or an independent tied to the convention center,” commented Lewis Thompson, Associate at WHI.
